Ownership rules for foreigners
Foreign land ownership is prohibited by Thai law. The two legal paths are: (1) a Thai Co. Ltd with minimum 51% Thai shareholders, or (2) a long-term leasehold of up to 30 years (renewable). A Thai Co. Ltd is the standard structure used by foreign investors.
